Smoke and carbon monoxide alarm requirements

Landlords must ensure rented properties comply with The Smoke and Carbon Monoxide Alarm (England) Regulations 2015, as amended by the 2022 regulations. The legal requirements are as follows:

  • Install at least one audible smoke alarm on every floor used as living accommodation.
  • Install a carbon monoxide alarm in any room with a fixed combustion appliance (excluding gas cookers).
  • Check that both smoke and CO alarms are present and in working order at the start of every new tenancy.
  • Repair or replace alarms promptly when tenants report they are faulty.

Local authorities enforce these regulations and can issue remedial notices and financial penalties for non-compliance.
