Energy Efficiency and EPC Requirements

Under the Energy Efficiency (Private Rented Property) Regulations 2015, all rented homes must meet a minimum energy efficiency standard. Since 1 April 2020, landlords cannot let properties with an EPC rating of F or G, unless a valid exemption applies.

If your property has an EPC rating of F or G, you must take steps immediately to improve its rating or apply for an exemption. Exemptions must be registered on the official EPC Exemption Register. Please note: the Council does not administer this register. Applications can be made online via the Government website:

Domestic private rented property: minimum energy efficiency standard – landlord guidance (GOV.UK) (Scroll to Section 5 and click the green box to make an application.)

You can check your property’s EPC rating on the GOV.UK EPC Register: What is the postcode? – Find an energy certificate – GOV.UK
