Electrical Safety
Under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020, landlords must ensure electrical installations in their properties are safe. This includes:
- Having a qualified electrician carry out an Electrical Installation Condition Report (EICR) at least every five years.
- The EICR demonstrates that electrical safety standards are met and identifies any remedial work required.
- Providing a copy of the report to tenants before they move in or within 28 days of the inspection.
- Completing any remedial work identified in the report within the required timeframe.
Failure to comply can result in enforcement action and financial penalties.
