Electrical safety

Under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020, landlords must get their property checked at least every five years by a properly qualified person. This applies to new tenancies from 1 July 2020 and existing tenancies from 1 April 2021. The electrical systems must be safe, and the landlord must give tenants proof of this.

Energy Performance Certificates

Rented properties should follow the minimum standards for energy efficiency. Since 1 April 2020 landlords can no longer rent out properties with an EPC rating of F or G (though there are temporary exclusions in some cases). If your rented property has an EPC rating of F or G, then the landlord will need to take steps immediately to ensure it follows the minimum standard requirements.
