Do you need planning permission

Dwellings

You won't need planning permission for most types of internal alterations to dwellings unless your property is a listed building.

You can carry out some minor extensions and alterations on domestic properties without planning permission. This is known as permitted development.

Permitted development may be restricted:

Alterations to flats will usually require planning permission.

To check if the building work you have in mind can be carried out without the need for planning permission read the Planning Portal Home Improvement Projects.

Here you'll find several mini guides for specific projects, including if you're thinking of working from home or putting up a satellite dish. There are easy to use interactive houses.

Once you have read all the guidance you may want to take advantage of the pre-application advice services that we offer.

Even if your building work does not require planning permission, you must still consider the impact your work may have on trees, this is especially important if your property is situated in a conservation area or any trees are covered by a Tree Preservation Order (TPO). If your work could impact or damage any part of the trees you must not carry out the work without seeking advice.

Commercial and business uses

Some alterations, exentions and changes of use of commercial and business properties can be carried out without the need to apply for planning permission although you may still need to make an application for 'Prior Notification'.

To check whether formal permission is required you can refer to the advice provided by the Planning Portal

Once you have read all of the guidance you may want to take advantage of the pre-application advice services that we offer.

Please be aware that some alterations that can be carried out under permitted development or with prior consent may still be liable for Community Infrastructure Levy.

Some areas of Broadland and South Norfolk districts are part of the Broads Authority executive area. You can check using map below whether the site you are interested in comes within their area. If it does, you'll need to contact the Broads Authority for planning advice and permission.
